Standard (starting at $149)

This is our most popular inspection.  It has a reputation with agents and brokers as being too nitpicky.  This is the best value as it provides my client details on every visible defect at the time of the inspection.  This inspection is the same as the basic inspection plus the following:

  • Minor defects and cosmetic damage (As determined by the inspector, my opinion may differ from the client's and/or third parties)
  • Recall and safety concern research on appliances and equipment
  • Information about your home
  • Maintenance and safety tips.
Basic (starting at $129)

This inspection is the minimum recommended when purchasing a home.  It will meet the minimum trade association and legal standards.  This inspection closely resembles what is offered by my competition.

The inspection will consist of all major defects found in the structure.  Minor issues such as holes in screens, loose hardware on doors cabinets, etc.  This inspection closely resembles what is offered by my competition.


Premium (starting at $349)

This inspection is intended for my clients that are unable to attend the home inspection and/or final walk through.  It includes the standard inspection plus:

  • Re-inspection after seller has completed repairs
  • Attendance on final walk through

Seller (starting at $129)

This inspection is intended to be used prior the the listing of your home.  This inspection does not follow our standards of practice as it only describes major defects.  It does not include items such as type of roof, type of foundation, siding material, etc because the seller would already know this information.  We recommend these pre-listing inspections for the following reasons:

  • Informs the seller of major repairs needed which can be repaired prior to listing.
  • Provides seller disclosure from seller on major components inspected at the time of the inspection
  • Eases negotiations after an offer has been made on the home

Renter (Starting at $109)

This inspection is recommended for prospective tenants after signing a lease.  It is intended to document the condition of the residence at the time of move in in order to protect your security deposit and reduce issues with the landlord.  This inspection can also be used to document issues within the home when disputing with the landlord.

This inspection does not follow association standards of practice.  It is a specialized service provided to protect the tenant.

Walk through (starting at $79)

This inspection is intended to be used prior to an offer being made on a home.  It is a visual only walk through inspection with the prospective buyer.  With this inspection, I am unable to access places such as the attic, roof, crawlspace, etc.  The intent of this inspection is to find major defects prior to putting an offer on the house, saving my client both time, money and aggravation.

This inspection does not follow industry standards of practice. There are no pictures taken, tools used, or report included.  It is a visual only consultation provided as a service to prospective home buyers.  Ideal if you are unsure of the condition of a home, or have multiple homes to look at.

Single Component ($129/component)

This inspection is intended for the home owner.  It is an inspection of a single component such as exterior, roof, HVAC, etc.  This service does not follow SOP's as it is not a complete home inspection but does include a report of my findings.
